My name is Preston Oglesbee. My wife and I own Victory Rentals, a small business here in Cincinnati. We operate multifamily buildings on the East Side, take care of them, and hold them for the long run.

Unlike out-of-town investors, I'm invested in the local community — it's where we live and are raising our children. I'm not a wholesaler or a flipper. I don't put buildings under contract and sell them off to someone else. When I buy a building, I keep it, maintain or improve it, and treat any current tenants with dignity and respect.

If a property requires maintenance or improvements, I contract the work myself. I particularly love bringing new life to historic properties.

Are you a wholesaler?

No. I'm the actual buyer and the person who will own your building. I don't put it under contract to sell to someone else.

Do you buy apartment buildings, or just smaller multifamily?

Both. I buy duplexes, triplexes, fourplexes, and small apartment buildings across Cincinnati's East Side. If it's multifamily and it's east of I-71, I want to hear about it.

Can I sell my rental property with tenants in place?

Yes. I don't need vacant units to make an offer, and I'll never ask you to empty a building before closing. Vacant or occupied — I buy both.

What happens to my tenants?

It depends on the building and its leases, so I won't make a promise I can't keep. Here's what I can tell you: I honor the leases in place when I buy, and everyone gets treated with dignity and respect. If a lease renewal ever isn't in the cards down the road, tenants get plenty of notice — no surprises.

Do I need a real estate agent?

No — and selling directly can save you thousands, since there's no commission coming out of your side. If you'd rather have an agent represent you, that's fine too. I'm easy to work with either way.

What if my building needs work?

That's fine. I buy as-is. I've dealt with deferred maintenance, code letters, back taxes, and full gut renovations.

How fast can you close?

As fast as you need, or as slow. I'm a cash buyer for rental property here in Cincinnati — no lender committee, no financing contingencies — so I can move quickly. I'll work around your timeline, including 1031 exchanges.
